Prime location for growth

Shreveport Airport is marketing two move-in cargo plazas (3,470 sq. ft. and 3,460 sq. ft.) with ramp access, scissor gates and parking at the LA 3132/I-20 interchange – a prime location alongside FedEx and UPS that provide customs, refueling and 24/7 on-site security.

Flexibility and scalability define the offering, with 50 acres available for expansion, short or long-term leasing options, and support for freight forwarders, e-commerce and perishable operators looking for adaptable logistics bases.

Regional growth adds to the city’s appeal, as Shreveport’s intermodal connectivity, stable climate and increasing economic activity fuel its drive to become a leading air cargo hub in the southern United States.

Shreveport has a 3,470-square-foot shipping facility and a 3,460-square-foot bay available, making it a serious contender for companies seeking new logistics bases in the United States. The site is strategically located at the intersection of LA 3132 and I-20, adjacent to major operators FedEx and UPS, providing visibility and convenience.

The facility has a ramp, scissor gates and additional parking, making it capable of handling large cargo aircraft. Most importantly, the space is move-in ready, with no renovation required. Its proximity to highways, interstate roads and railway lines enhances the ease of transporting goods quickly and efficiently.

The location offers flexibility not only in physical space but also in leasing options, which are marketed as being adaptable to the tenant’s needs. With on-site customs, 24-hour airport police and fueling services, Shreveport offers a comprehensive package designed to attract domestic and international operators.

As the logistics industry evolves to meet the growing demands of e-commerce and global commerce, the availability of such facilities has become increasingly valuable. For Shreveport, this could represent an important step in its ambition to grow as a regional air cargo hub.

Room for expansion

The location features make it a prime choice, said Stephen Price, director of real estate management for the Shreveport Airport Authority. “It’s located in our 50-acre Warehouse District industrial park ready for development. This site also includes FedEx and UPS. There’s plenty of room for expansion, ramp space, scissor gates and additional parking space,” he explained.

The facility was previously used by a FedEx support operation, but Price assured that the space is fully ready for a new occupant. “The space is ready for occupancy,” he added. The airport is also open to flexible rental terms, short or long term, and even co-rental if necessary.

When asked what type of business the authority hopes to attract, Price was clear:

“Freight operations. Freight forwarders, e-commerce logistics, perishable items – we are open to different opportunities. The flexibility is there.”

Security is a priority, with 24/7 surveillance by airport police. Besides, on-site fueling services allow tenants to consolidate their operations without relying on off-site service providers.

Regarding financial incentives, Price suggested that the state could provide support depending on the employment levels that are created. “Maybe through the state, depending on the number of employees,” he noted, hinting at the broader economic benefits the new operators could bring.

Economic development is increasing

For Price, Shreveport’s appeal lies not just in the facility itself, but in the broader regional context. “The airport has customs and rail access,” he said, noting that this combination is not always available in similar locations. Large cargo aircraft can be accommodated directly on the ramp, and with on-site fueling, charterers gain the ability to streamline delivery times.

The airport operates 24/7, providing assurances to companies that rely on tight supply chains. Its location also makes it accessible to major national shipping lanes, linking the Gulf Coast to the central and western states.

Price emphasized that Shreveport offers something unique. “This is a warm, sunny climate, away from the Gulf and hurricanes. Economic development is increasing in the region. Airport growth with construction is increasing significantly,” he said.
